How I Work with Buyers
We will have an informative discussion so I can gain an understanding of your real estate needs.
We will establish timeframes and search parameters.
We will go over the process and paperwork involved in buying real estate, including inspections and financing options.
We will discuss sources for financing your purchase: liquid assets, mortgage financing, family gifts and seller assists
I will put you in touch with a mortgage lender to start you on the process of obtaining mortgage pre-approval letter.
We will set up the processes for searching for homes to see.
We will select properties to go see, for those selected I will provide a copy of Sellers Disclosure in advance when possible.
I will prepare preliminary estimates of funds required to purchase and monthly payments for selected properties.
We will go through each home and we will discuss how this home may or may not meet your needs.
We will refine the search parameters as needed.
When you find a home that you wish to purchase, I will research comparable sales.
We will devise a strategy for negotiating the purchase of your home and put together the formal offer to purchase and negotiate the offer.
Once we have agreed upon purchasing terms, I will be with you through all inspections, stay on top of the mortgage approval and title processes.
Throughout this process I will be available to discuss status by email, cell phone, text and of course in person.
